Hartsville is a sleepy little college town of about 7,000 located in Darlington County (approx. 62,000) in northeastern South Carolina. It's home to Coker University which has a typical enrollment of about 1,000 students and Global Headquarters for Sonoco Products Company which employees over 22,000 people worldwide. Known for our charm and friendliness, South Carolinians annually welcome millions of tourist from around the world who explore our beautiful sandy beaches, accessible mountains and abundant history.  

Affordability....

With the trend of working from home becoming more popular each year, many have discovered refuge from the hustle and bustle of city life comes in small town America. Hartsville offers just that. The Vaughan House is located just a few blocks from the downtown area restaurants, boutique shops and entertainment. The city host monthly street dances during the summer where they shut down a large section and provide free entertainment.


SC is known for having a low cost of living and respectably low property taxes, making it an ideal retirement destination. Residents don't pay school tax on their primary home in SC which cuts the total tax by nearly half.  I once had a client tell me moved to SC because she got an $8,000 raise in her retirement. Seeing that I was curious how a pension plan paid more based on where she lived, she laughed and told me it was actually an $8,000 difference in the amount of property taxes she was paying in Trenton on the same size home.

How much are the taxes on this house?

The property taxes on this house will be about $4,000 per year as your primary residence. The house is in an R-2 residential zone which prohibits running it as a full scale B&B, but I've been told that based on my success with restoring historic homes the powers that be would be open to hearing proposals for a rezoning, Special Use permit, or other variance. Either way, the city does not regulate AirBnB listings on ANY homes in the city. This home has a huge potential for that use.
